Compliance Services recently completed a major plumbing upgrade for Ryder Commercial Real Estate and their tenant, Fowles Auctions & Sales, at a large auction facility in Clayton, Victoria. The project included a full replacement of the property’s fire hydrant and fire mains system, which had become unserviceable due to persistent leaks and age-related deterioration.

But there was a critical challenge – the business needed to stay operational throughout the entire project. With five out of the total of eight fire hydrants being located in the properties carpark and driveway areas which are a constant hive of activity during business hours, it was clear that traditional trenching wasn’t going to be an option.

The Challenge: Avoid Disruption to Business Operations

Fowles Auctions & Sales operates a high-traffic auction facility with constant collections and deliveries of stock. Any prolonged shutdown would result in significant disruption to their operations. Traditional methods of replacing the fire hydrant system, such as open trenching, would have required large sections of the site to be excavated, interrupting traffic flow and access.

Instead, our team developed a smarter, non-invasive solution that would allow the business to continue to operate with minimal disruption.

Our Solution: Underground Boring for Pipe Installation

Using specialised underground boring equipment which drills through the ground and is used to lay the underground pipework, we were able to install over 350 metres of new fire mains pipework beneath the ground without the need for extensive trenching. This trenchless approach allowed us to:

  • Avoid surface disruption across the busy auction site, including its driveways and carpark areas
  • Maintain full access for staff, customers, and vehicles at all times
  • Complete the works during normal business hours, with no impact to daily operations
  • Minimise debris by keeping digging to a minimum

Only a few small connection trenches were required to tie the new pipework into the existing hydrants and the main fire ring system.

The new fire mains were seamlessly integrated with the existing hydrants on site, restoring full functionality to the system and ensuring compliance with fire safety regulations. The project was completed on time and with zero business downtime, thanks to close collaboration between our plumbing technicians, Ryder Commercial, and the Fowles Auctions & Sales team.
